The Real Estate Strategy department at Publix is responsible for selecting new store locations and creating a multi-year market strategy, which includes identifying properties to lease or buy, recommending remodels for existing stores, and replacing facilities. Within the department, the Real Estate Development Specialist assists in overseeing the development and redevelopment of Publix owned shopping centers and helps secure Landbank sites for future development. Ideal candidates generate solutions to improve work processes.
In Publix's corporate offices, we value in-person interactions, similar to those our store associates have with customers. Many of Publix's corporate offices offer work from home up to two days a week. Each business area implements their policy differently and should be discussed during interviews.
What you'll do
assist development managers in creating a detailed budget which is incorporated into the Real Estate Committee (REC) and Real Estate Investment Committee (REIC) packages to approve the sites and the investment in the projects
collaborate with real estate managers, civil engineers, and architects on shopping center site plans, retail tenant space, and liquor store buildout criteria
manage the due diligence process for new development and redevelopment projects
oversee project closeout process for new store openings
negotiate development-related agreements while ensuring compliance with approved budgets and project timelines
hire, train, and manage intern candidates
Bachelor's degree or equivalent experience
at least one year with Publix in the Real Estate department or at least five years with Publix or at least two years commercial real estate industry in a management position
intermediate Excel and Word Microsoft Office skills
basic Outlook and SharePoint Microsoft Office skills
strong interpersonal, written, and verbal communication skills
strong, problem solving, critical thinking, and negotiation skills
ability to multi-task and demonstrate creativity by thinking outside the box
ability to build consensus and achieve buy-in from others
ability to handle multiple deadlines simultaneously and to handle stressful situations on numerous projects
willingness to spend multiple hours in a vehicle, often more than eight hours per day
willingness to travel overnight and work a flexible schedule including evenings and weekends as business needs require
must be at least 20 years old
must have a valid driver's license and maintain an excellent driving record
CPA, MBA or master's degree in an analytical discipline such as Finance or Accounting. Coursework in project management, development, and Certified Commercial Investment Member (CCIM), or Computer Aided Design (CAD) familiarity.
CCIM, or formal real estate development training in subjects such as due diligence, entitlement, impact fees, water management issues and land use issues
five or more years of experience in the commercial real estate industry with development, project management, construction, site selection, leasing, contract negotiation, real estate finance, and/or related business experience
basic knowledge of Compass and Landmark software systems
advanced Excel Microsoft Office skills
intermediate Outlook Microsoft Office skills
basic AutoCAD computer software skills
knowledge of regulatory development processes including planning, zoning and the comprehensive land use plan amendment process and the Florida Department of Community Affairs process
knowledge of economics, return on investment, market rents, land costs, site work, construction costs, growth-related and planning issues
knowledge and understanding of core due diligence requirements (title, survey, environmental, geotechnical findings, etc.)
knowledge of site planning issues related to traffic patterns, parking patterns, ingress and egress, co-tenancy, loading and unloading store
knowledge of socio-economic and demographic information related to a specific site, area, or region
ability to monitor the productivity of store locations, including the ability to analyze sales and profit reports
knowledge of Publix's real estate operations
knowledge of Publix's policies and procedures
